Sagging Iron Driveway Gate in Lake Highlands
Before
AfterThis gate had dropped nearly two inches on the latch side. The hinges were worn oval from years of Dallas heat and soil movement, and the gate was dragging on the concrete each time it swung. We removed the gate, welded new hinge barrels, reset the post alignment, and added a reinforcing plate at the bottom rail. It now swings level and latches clean, without dragging. The homeowner told us it’s the first time in years the gate closes without a shove.
Dead Gate Motor Replacement in Preston Hollow
Before
AfterThe gate motor (the box that slides or swings your gate automatically) had been dead for two weeks after a spring storm knocked out the control board. The owner was opening a 600-pound sliding gate by hand every morning. We diagnosed the burned control board, confirmed the motor windings were still good, and replaced the board with a new LiftMaster unit calibrated to the gate’s weight and travel. The gate now opens and closes on remote with limits set correctly, so it doesn’t overtravel and strain the motor again.
Broken Gate Spring and Collapsed Wheel in Oak Cliff
Before
AfterThis cantilever gate had a snapped tension spring and a load wheel that had seized and chewed through the track. The gate sat jammed half-open, leaving the driveway exposed. We replaced the spring with the correct tension rating for the gate’s weight, swapped the wheel for a sealed-bearing unit, and cleaned and re-lubed the full track run. The gate now rolls with one hand, and the motor doesn’t labor against a stuck wheel.
Electric Gate Safety Sensor Failure in North Dallas

A swing gate in North Dallas was reversing for no reason halfway through its cycle. The safety edge had a dead zone from sun damage and the photo eyes were misaligned from a car bumper tap. We replaced the photo eyes, installed a new safety edge around the leading edge of the gate, and re-tested the reversing force with a calibrated gauge. The gate now closes fully and reverses only when something is actually in the way, which matters when kids or pets are nearby.
Worn Sliding Gate Track and Rollers in Mesquite

This sliding gate sounded like a train derailment every time it moved. The rollers had flat spots and the track had a bow from years of ground shift in the blackland clay we have around Mesquite and East Dallas. We straightened the track, set new sealed-bearing rollers, and re-set the guide posts so the gate rides square. Now it’s quiet enough that the owner can’t tell when it’s running unless she looks out the window.
Keypad and Access Panel Failure in Farmers Branch

The keypad outside this neighborhood entrance gate had dead buttons after years of Texas sun, and the access panel inside the box had corroded terminals. Delivery drivers couldn’t get a code to register. We replaced the keypad, cleaned the panel connections, and reprogrammed the entry codes with the HOA’s approved list. We also weather-sealed the enclosure so the next storm doesn’t eat the terminals again.
