Get your free estimateMighty Mule Gate Motor Replacement: The Dallas Owner’s Guide
If your Mighty Mule opener has quit swinging or sliding the gate, you’re looking at a gate motor replacement that in Dallas typically runs $425 to $780 installed, depending on your model and access situation. We stock Mighty Mule-compatible motors and control boards on our trucks, so in most Dallas neighborhoods we can have your gate moving again the same day you call. The way most owners discover the motor has failed is simple: the gate makes a humming sound but doesn’t move, or it moves a few inches and stops, or the control board clicks but the arm won’t budge.
You bought a Mighty Mule because it’s a solid, affordable opener. The reality in North Texas is that heat, humidity swings, and the occasional thunderstorm lightning strike all take their toll. The motor is the muscle of the system. When it fails, replacing it is usually the right call rather than nursing it along. Tell me what it’s doing wrong, and I’ll tell you what it costs to fix it, before we touch a thing.
Which Mighty Mule Models This Applies To
Mighty Mule has made two main lines over the years: the MM series (MM260, MM360, MM371, MM571, MM572) and the newer M series (M260, M360, M371, M571, M572) plus the FM series for heavier swing gates and the RB series for slide gates. The motor assembly isn’t universal across all of them, and that’s where a lot of Dallas owners get tripped up buying parts online. An MM360 motor will not drop into an M360 housing without modification, and the mounting bolt pattern differs between the MM and M generations.
The fastest way to identify your motor is the label on the underside of the unit. It shows the model number, serial number, and voltage. If the label is sun-bleached or gone, measure the arm length from the pivot point to the gate bracket. Older MM260 and MM360 motors use a shorter throw than the FM series. We carry OEM Mighty Mule motors and quality aftermarket equivalents that match the original mounting pattern and torque rating. For most single-swing residential gates in Dallas, a quality aftermarket motor with the same 12V or 24V rating performs identically to OEM and saves you $80 – $120. For the FM series on a heavy iron gate, we recommend OEM every time. The torque curve matters when that Texas wind is pushing against the gate.

Which Mighty Mule Models We Work On
We carry replacement motors and parts for the full Mighty Mule line, plus we stock boards and arms for LiftMaster, Ghost Controls, and DoorKing openers too. If you’re not sure what you have, snap a photo of the label and text it to us. We’ll identify it before we even schedule the visit, and our tech shows up with the right part on the truck the first time.
Signs Your Mighty Mule Gate Motor Replacement Is Failing
- Humming with no movement. The motor is getting power but the internal gear train is stripped or the arm is bound. Usually this means the motor needs replacing, not just adjusting. It’s the most common failure we see in Dallas, especially on gates that were installed before the 2015 clay-heavy soil shift in East Dallas started tilting gate posts.
- Gate stops mid-swing, then reverses. That’s the force sensor tripping, often because the motor’s torque output has dropped from worn brushes. The control board reads the reduced power as an obstruction. Replacing the motor resolves it in about 8 out of 10 cases.
- Control board clicks repeatedly but arm doesn’t move. The board is trying to drive the motor but the motor windings have opened. You’ll sometimes catch a faint electrical smell near the unit. That’s the motor, not the board.
- Gate moves slower than it used to. A healthy Mighty Mule swings a 16-foot gate in 12 – 15 seconds. If yours takes 20-plus, the motor is on its way out. Low battery voltage causes this too, so we test the battery before condemning the motor.
- Works after a manual push, then quits again. Classic dead spot on the motor commutator. It’s not intermittent wiring; it’s the motor itself. Once a dead spot develops, it comes back, then gets worse.

AfterReplacement Cost & What’s Included
In Dallas, a Mighty Mule motor replacement installed by us runs $425 to $780. The spread is driven by three things: which motor series you have, whether it’s a swing or slide application, and how accessible the operator is. A standard M260 or MM260 arm swap on a single swing gate in a neighborhood like Lakewood or Casa View usually lands around $450 – $550. An FM series on a custom iron double swing in Preston Hollow might run $650 – $780.
Every quote is written before we start. The price includes the motor or arm assembly, any mounting hardware that’s corroded beyond reuse, full stroke and limit setup, and a written guarantee on parts and labor. We also check the battery, the control board, and the safety edges while we’re in there. If the board is what failed and not the motor, we tell you that and the price drops. We don’t sell you a motor when a $60 board fixes it.
| Mighty Mule Repair | Typical Installed Price in Dallas |

| MM/M series arm motor replacement (single swing) | $425 – $550 |
| FM series heavy-duty motor replacement | $550 – $780 |
| RB series slide gate motor replacement | $600 – $780 |
| Control board replacement (if motor is fine) | $185 – $310 |
DIY or Call Us?
There’s one thing you can safely check, and one thing you should not try. The safe check: open the control box and look for a blown fuse, a tripped inline breaker, or a loose spade connector on the battery. If the fuse is blown, replace it with the same amperage and try again. If it blows again, stop there and call us. The problem is downstream.
What you shouldn’t attempt is opening the motor housing itself. These motors contain a capacitor that holds a charge after power is removed, and the swing arms are under spring tension. The release mechanism can snap back hard. We’ve had more than one Dallas homeowner call us after a partially disassembled swing arm left a fingerprint in someone’s drywall. Our techs are background-checked, photo-badged, and sent to you by name and photo before arrival. Call us at (361) 322-4460 and we’ll have the gate moving the same day in most cases.
FAQs
In Dallas, expect 5 to 8 years from a Mighty Mule motor on a properly installed gate. The Texas heat and humidity are the main killers. Units installed without a battery backup tend to fail earlier because voltage sags during summer brownouts put extra strain on the motor windings. Units on gates that are out of balance, usually from shifting clay soil after wet winters, fail fastest of all.
Sometimes, but usually not economically. If the problem is worn brushes, a motor can be rebuilt for $120 – $180 in labor plus parts, but Mighty Mule doesn’t sell brushes separately, so the savings over a new motor are small and the warranty is shorter. We’ll always tell you if repair makes more sense before recommending replacement. When a rebuilt motor makes sense, we do it in our shop and bench-test it before reinstall.
A standard Mighty Mule motor replacement on a swing gate takes 60 to 90 minutes on site. If mounting brackets need to be cut and re-welded, or if the post has shifted and needs re-shimming, add another hour. We give you a written time estimate along with the price before we start, and we stick to it.
We do. Most of our trucks carry MM260, M260, MM360, and M360 arm assemblies, plus a couple FM series motors and the common control boards. If you have an unusual model, we source it from our Dallas warehouse or an area distributor before we arrive. Call (361) 322-4460, give us the model number, and we’ll tell you whether we’re same-day or need until the next morning. Either way, you’ll know before we come.
